Terms & Conditions for Holiday Lets

1. **Booking Terms:**

   - Once you have reserved the property of your choice, the cost of your booking is 100% non-refundable.

 

2. **Property Rules:**

- There are absolutely no events or parties allowed at any of our properties.

- Aside from the guests you have specified in your booking, no additional unauthorised guests are permitted.

- Minimum age requirement to stay at our properties: Over 18 years old only.

- You agree that you will not use the property as your primary residence. You will occupy the property as a licensee only and not as a tenant, and no lease or tenancy agreement is established. You confirm that you will utilise the property solely for holiday purposes.

 

3. **Check-in/Check-out:**

   - Check-in time is strictly 3pm onwards.

   - Check-out times may vary from between 10-11am at the latest.

   - Any unauthorised late checkouts will be charged at £30 per hour.

 

4. **Identification and Security Deposit:**

   - At the time of booking, guests are required to provide government ID that matches the primary booking name to facilitate identity verification.

- A £200 security deposit is mandatory, fully refundable if the property is left in its original condition. However, damages or additional cleaning expenses incurred due to the guest's condition upon checkout will result in the deposit being withheld.

- Upon successful completion of the identification check, payment, and clearance of the security deposit, comprehensive property details, including access codes, will be promptly provided.

 

5. **Payments and Penalties:**

   - All payments and security deposits are safeguarded through 3D Secure Pay.

- In the event of a breach of any of our specified house rules, the guest will be required to vacate the premises and will not be entitled to any refund.

- Please be aware that there is a call-out fee of £30 in addition to postage costs for the retrieval and return of any lost property.
